R. CALABRESE AGENCY SELLS TEXAS ROADHOUSE LEADSED PROPERTY FOR $2,425,000

Hadley, MA......Tony Valenti and Ralph Calabrese of the R.Calabrese Agency, LLC of Waterbury, CT recently announced the sale of a net ground lease for a  Texas Roadhouse restaurant located on Route 9 (Russell Street) in Hadley, MA.  Texas Roadhouse, Inc. is a publicly company with over 450 restaurants in 49 states, as well as in 4 countries internationally.  

The 7,160 square foot building on 2.0 acres is situated at a signalized intersection at the entrance to a Lowe’s Home Improvement store.  The restaurant’s location on Route 9, a heavily traveled corridor, provides convenient access to the Texas Roadhouse from a strong market with a trade area including such retailers as; Walmart, Whole Foods, Old Navy, Marshals, Bed Bath and Beyond, and other recognized retail. The property is also in close proximity to five colleges; University of Massachusetts, Mt. Holyoke College,Amherst College, Smith College and Hampshire College. Buyer, NF, LLC was represented by the R. Calabrese Agency, LLC. 

This sale marks the second Texas Roadhouse transaction completed by the Agency within the last two years, with the first transaction being a ground lease located in Waterbury, CT.
